Two very different housing stocks

San Rafael isn’t one kind of house. Near downtown and the canal, a lot of the stock is older — postwar construction that has settled, shifted, and been added onto more than once, which shows up as cracked drywall, doors that stick, and walls that are no longer quite plumb. Up in the hillside neighborhoods, lots slope, and that brings its own set of problems: retaining walls, drainage, and decks that carry real weight on a real grade.

We work both. A repair on a 1950s flat and a retaining wall on a hillside lot call for different judgment, and we’ve done enough of both to know which is which before we start.

Flood-prone areas need the right materials

Parts of San Rafael near the canal see water more than most of the county. If a repair is in one of those areas, we default to moisture-resistant board and finishes built to take another wet season, not just to look right on day one.
