Construction & Remodeling in San Francisco, CA

San Francisco’s housing stock is older and denser than almost anywhere else we work — rowhouses, Victorians and Edwardians, and condos built shoulder to shoulder with the next building. That shapes almost every job here before we even talk about the work itself.

No yard, no easy access, no room for error

Street parking, narrow stairwells, shared walls, and HOA rules that don’t exist in the suburbs are all part of a city job. Materials often go in by hand, floor by floor, and the plan for getting them there matters as much as the plan for installing them.

Interior work leads here

With little or no yard to speak of, the work in San Francisco skews heavily toward the inside of the house: drywall repair on settled old plaster-and-lath walls, kitchen and bathroom remodels in tight footprints, painting, and custom closets that make the most of a small floor plan. Exterior work still happens — siding and stucco on the building’s face — but it’s a smaller share of what we do here than out in the suburbs.

Old walls, old surprises

Older San Francisco buildings sometimes hide old plaster over lath instead of modern drywall, or layers of past repairs that were never done right. We tell you what we’re actually looking at once the wall is open, before assuming it’s a simple patch.

We’re in San Francisco regularly alongside the rest of our coverage area across the North Bay and East Bay — call or send a photo over WhatsApp and we’ll tell you what the job likely involves.
